EURO (RSCG), a world wide advertising agency, opted to extend their lease at 350 Hudson Street. We worked alongside EURO and their brokers for 18 months looking at various buildings in the Manhattan before they arrived at their final decision. Their current 140,000 square foot installation did not provide the efficiency, flow and look that EURO wanted to enhance their creative trends. For the past 6 months we have worked with their project team and a design has been agreed upon. Construction will commence in the summer of 2008.
Spin Media, a cutting edge media and print company, was looking for a new corporate headquarters facility that conveys the trendy and hip image of the company. The newly constructed office space is on the 4th floor of 408 Broadway located in the heart of China Town. The design of the 30,000 square foot space will incorporate an open space plan that allows for mutual collaboration amongst Spin’s employees as well provide abundant natural light throughout the headquarters. Craven Corporation was appointed team leader and provided Spin Media with the full scope of Project Management Services. Club H Fitness, a high-end fitness operator, has retained Craven Corporation to act as Project Manager for their current roll-out program. The program consists of two upscale 30,000 sq ft fitness centers located at 222 East 34th Street in New York City and Columbus Plaza in Jersey City, New Jersey. The fitness centers will include state of the art exercise equipment, a day care center, as well as a cafe/lounge area. The centers will also provide a full service spa that will include all the amenities an upscale spa has to offer. Club H Fitness is also in the process of selecting other sites, including Long Island and Westchester, for their expansion program.
The century old Bowne and Co. made the difficult decision to move their New York headquarters from 345 Hudson Street in New York City, where they had been occupants for nearly five decades. Based upon the success of their relocation project in Chicago, once again Bowne looked to Craven Corporation for leadership on this high profile project. From site selection through lease negotiation, Craven Corporation guided and managed the process, which led to closing the deal for Bowne at 55 Water Street in New York City for over 200,000 square feet. Craven Corporation provided comprehensive full scope project management services.
We have successfully completed the relocation of Bowne & Co.’s corporate office in Chicago. This sensitive 120,000 square foot corporate headquarters relocation from a company-owned 19th century land marked property to a newly-leased modern, state-of-the-art corporate facility was completed on schedule and under the $5 million budget in 2003. Our involvement with Bowne began one year prior to the actual signing of the lease. Bowne utilized our expertise in deciding whether to buy, renovate or lease a new facility, as well as in assisting with their lease negotiation. Frederic Fekkai, a well known hairstylist and beauty product manufacturer, was looking for a new corporate headquarters facility that conveys the image of the company. The newly constructed state of the art building located at 610 Broadway in New York City and constructed by Macklowe was selected. Craven Corporation was appointed as project manager to assist Frederic Fekkai through lease negotiation and provide full scope project management services.
3i Group appointed Craven Corporation as their project manager for the construction of their New York office located at the landmark building at 375 Park Avenue. The project consists of high-end commercial office and conference room facilities in Class A office space for this world leader in private equity and venture capital. The project was completed on schedule and within budget.

Broadway Partners, a leading real estate investment firm, appointed Craven Corporation as their project manager for the construction of their New York office. Currently located on a portion of the 21st floor at the landmarked 375 Park Avenue they have expanded to the entire 29th floor. The project consists of first class offices, conference rooms, pantry and gymnasium.
Venrock, founded in 1969 as the venture capital arm of the Rockefeller Family, has retained Craven Corporation as their project manager. Currently located in New York City, in a Suite at Rockefeller Plaza, Venrock plan on occupying the entire 22nd floor at 530 Fifth Avenue. The project consists of private offices, conference rooms with video conferencing capabilities and pantry.
Financial Guaranty Insurance Company (FGIC) has selected Craven Corporation to provide project management services for their re-stack of over 100,000 square feet at their New York Headquarters at 125 Park Avenue. The project includes the construction of two new floors and modifications to their existing two floors. The scope of work involves new executive floors with state of the art IT and A/V systems.
Craven Corporation has recently completed the relocation project of NASCAR's New York Corporate Headquarters located on the top two floors of Park Avenue Tower, aka 65 East 55th Street. The Project consisted of first class commercial office and conference room facilities located on the top two floors of this Class A property. This relocation provided NASCAR with a prestigious New York presence.

Following a corporate reorganization, the client decided that it needed to undergo a general upgrading, improvements and restacking program for its approximately 300,000 square feet of office space. On the strength of our reputation, we were hired to oversee and complete the implementation of this program. Dresdner Kleinwort Wasserstein had terminated the services of two other project management firms prior to hiring Craven Corporation to oversee this complex project. Craven Corporation is the only firm that has been able to manage the project successfully and has satisfied Dresdner Kleinwort Wasserstein’s needs and expectations. Our ability to manage the merger between Dresdner Kleinwort and Wasserstein and oversee the restack was second to none. Our Property Management background was crucial in our success to supplement the firm’s in-house staff. Also Craven Corporation brought to Dresdner Kleinwort Wasserstein’s attention $1,000,000 worth of work allowance, thus providing our client a “return on investment”. Projects included: Craven Corporation has completed the 140,000 square feet expansion and upgrade project for the prestigious New York City law firm of Kronish Lieb Weiner & Hellman LLP. This project included the complete construction of a new floor and renovation work to existing space, as well as new state of the art communication and audio/visual systems, 24-hour/7-day supplemental Air Conditioning system, and a new multipurpose conference/training room. Services for this project include due diligence on existing systems, consultant selection, contract negotiations and construction administration.
Career Education Corporation (CEC) is one of the world's largest and fastest-growing providers of private, for-profit post secondary education. CEC selected Craven Corporation to assume the responsibility as project manager for a new 40,000 square foot college facility located at 333 Westchester Avenue in White Plains, New York.

The store locations include: DoubleClick, a major internet service provider, selected Craven Corporation to oversee the build out of their 500,000 square feet facility at 450 W. 33rd Street in New York City. Craven Corporation also represented DoubleClick in Chicago, Denver, San Francisco, Los Angeles and London.
The high-end shoe store, Camper decided to open a new store in a landmark building in Greenwich Village, New York City. Craven Corporation acted as project manager, in liaison with the ownership in Mallorca, Spain to successfully complete this high visible project.

The project consists of over 30,000 square feet of high-end commercial office and trading facilities. The project includes a state of the art IT System and a complete 24/7 supplemental HVAC system.
Reservoir Capital Group, a prestigious financial investment specialist has recently hired Craven Corporation to act as their Project Manager and oversee the restacking of their offices located on the top floors of 650 Madison Avenue. We have just completed the 22nd and 23rd floors which includes their data center which will house the infrastructure needed to connect to their numerous floors.
Norges Bank Investment Management (NBIM) has retained Craven Corporation to provide project management services for their upcoming project at 505 Fifth Avenue. NBIM manages the Norwegian Government Petroleum Fund for the Central Bank of Norway. They list assets in the range of approximately $329 billion. They have other offices in Oslo, London, New York, and soon Shanghai. The current office in New York, located at 17 State Street, 11th Floor, has reached its resource capacity limit. Additional space is needed to support NBIM's business expansion plans in New York. A total of 50 full time employees will belong to the new offices at 505 Fifth Avenue, divided into a trader area and a management & administrative support staff. Craven Corporation has been retained by CVC Capital Partners to provide project management services for their new office at 712 Fifth Avenue. CVC Capital Partners, a leading private equity firm in Europe and Asia recently announced the formation of its U.S. office in New York City. Since 1996, CVC has raised and managed funds of approximately $24 billion and with 17 offices has one of the most extensive global networks in private equity. The New York office enables CVC to pursue companies with global operations while maintaining a local presence in the regions in which the firm invests. The project included the complete fit-out of the 43rd floor.
525 EAST 82nd STREET, a residential property, has retained the services of Craven Corporation to represent the Board and act as Project Manager for the Cooling Tower and Chiller Replacement Project. This upgrade will provide 525 East 82nd Street with a new state of the art HVAC system. The anticipated completion date is June 2007. Craven will also assist in creating a 5-year capital program, which will address the replacement of the building's boilers, fan coils, original roof and local law facade requirements. Alvarez & Marsal have appointed Craven Corporation as their Project Manager for their construction of 12,000 square feet of new office space at 600 Third Avenue. Alvarez & Marsal is a leading independent global professional services firm that delivers a comprehensive suite of performance improvement, turnaround management and corporate advisory services to clients ranging from international enterprises to middle market companies to public sector entities. They currently occupy floors 6 – 8 at 600 Third Avenue.
650 Madison Avenue, New York, NY650 Madison Avenue is a 27-story, 600,000 square foot building located in Midtown Manhattan. Despite its Class A location the building had been neglected and had an occupancy level of less than 40% prior to our involvement. Craven was hired as Owner’s representative to oversee the building infrastructure upgrade, the tenant work and the day-to-day management. A $10 million capital works program was planned and completed on schedule and within budget. Craven assisted the Owner in lease reviews and negotiations as well as the tenant construction. Within one year, the balance of the building was leased. Major tenant installations include: 150 E. 42nd Street, New York, NYThe “Mobil Building”, originally constructed in the 1950’s as the Mobil Oil Corporation Headquarters was purchased in the late 1980’s by Hiro Real Estate Co. This 1.6 million square foot sleeping giant slowly dwindled in occupancy to a low of less than 30% prior to Craven’s involvement. Consequently the building fell into disrepair and became technically obsolete. The ownership, recognizing an upturn in the real estate market, was anxious to reposition the building. They hired Craven as Owner’s representative to oversee an extensive building infrastructure upgrade and the anticipated tenant work as well as the day-to-day property management. The $25 million capital works program was completed on schedule and within budget. Craven assisted with the marketing of the building, establishing building construction standards and assisted with lease negotiations and owner obligations. This building was successfully leased within a twelve-month period. Craven assumed responsibility for the preparation of all tenant floors on behalf of the owner and reviewed and supervised all tenant build-outs. Major tenant installations include: 655 Fifth Avenue, New York, NYThis property enjoys a prime corner location on Fifth Avenue and 52nd Street in Manhattan. The building has 8 floors with a total of approximately 50,000 square feet. As their project manager, we managed extensive mechanical upgrades to the building’s infrastructure including: 100 Broadway, New York, NYThis century-old 400,000 square foot landmark commercial office building was completely vacated. As part of our due diligence process, Craven Corporation analyzed the feasibility of a residential or hotel conversion. Upon completion of our study the recommendation we made to the ownership was to replace the infrastructure and retain the property as a commercial building. The building selected Craven Corporation to serve as their project manager and a $15 million capital works program was successfully completed. Major tenant installations include: The building is now considered one of the finest Class A properties in Downtown Manhattan. 20 North Clark Street, Chicago, ILThis property is located in a prime area in the Central Loop across the street from the Municipal Court Building. It offers a panoramic view of the Chicago business skyline. The building has 36 floors and a total of 400,000 square feet. The building owner selected Craven Corporation to serve as their project manager, as well as their managing agent. A partial renovation was completed in 2000 and included: 617 West 7th Street, Los Angeles, CAThe former Union Oil Building in Downtown Los Angeles was purchased by Hiro Real Estate Co. in the late 1980’s. Like many Downtown commercial office buildings, it fell victim to the downturn in the economy and the state of the commercial real estate market in Downtown Los Angeles. Hiro Real Estate Co. made the decision to retain Craven to reposition this property to feature a mixture of telecommunications space in the basement, ground and 2nd floors, and the balance to be developed as creative office space. Craven completed the renovation of the building’s state-of-the-art mechanical, electrical and telecommunications systems and multiple tenant fit-outs, on schedule and without cost over-runs.
